Once I submit a preliminary application, what is the next step?

If Stafford Park Apartments has an apartment available which meets your income level requirements, our office staff will contact you.  Please note that our income level requirements are based on the rules and regulations set by the State of New Jersey’s Council of Affordable Housing (COAH).

If Stafford Park Apartments does not have an apartment available and you meet our income level requirements, you will be placed on our state mandated waiting list.  A letter will be mailed to you explaining that you have been placed on our waiting list.  All qualified applicants are added to this list in the order that they are received.  If you would like to periodically contact us regarding the status of our list, you are welcome to do so.

On the preliminary application you ask for Household Composition and Income.  Can you explain this?

All individuals in your household that are 18 years or older must submit income information. Gross income includes, but it not limited to: pre-tax salaries/wages, tips, commissions, alimony, overtime, pensions, social security, unemployment compensation, TANF, child support, disability, interest and dividends from assets.  Child support and alimony will be calculated from decree stating amounts whether payee is current or in arrears.  All income information will be verified during the formal application process.

Is my credit score a factor in your apartment approval process?

Yes.  If an apartment is available and it falls within your income requirements, a credit and criminal background check will then be processed.  The fee to process this is $22.00.  Individuals within your household who are 18 years or older, will be required a credit/criminal background check and will incur this $22.00 fee.

 If your credit score falls within our credit requirements, you will then receive a long form application.  If your score is accepted with conditions, you will have the option to include a cosigner on your application.  The cosigner will be required to submit a fee of $22.00 for a credit/criminal background check.

If your credit score and or your cosigners score is below our credit requirements, you will receive a letter explaining that you are not eligible at this time for an apartment at Stafford Park Apartments.

Can I bring my family pet with me to Stafford Park Apartments?

With the exception of service animals, we are sorry but Stafford Park Apartments is a pet free community.

Are utilities included in my monthly rent?

Water usage and Garbage removal are paid for by Stafford Park Apartments.  The resident is responsible for gas, electric, telephone and cable TV utilities.

I am a one person household; can I rent a two bedroom apartment?

In this household scenario, you would not be eligible for a two bedroom apartment.  There must be two people in your household to be eligible.  Here are our occupancy guidelines:
